FAQs
What does a solicitor do when I’m selling a property?
We handle all the legal work including preparing the contract, responding to buyer enquiries, managing title documents, and overseeing the exchange and completion process.
When should I contact my solicitor?
As soon as your property goes on the market — or even sooner. Early instruction helps avoid delays once you’ve accepted an offer.
How long does the conveyancing process take?
Typically 12-16 weeks, but this can vary depending on the property, chain length, and how quickly paperwork is completed by all parties. We always aim to complete when it is suitable for all parties.
Can I sell a property with a mortgage?
Yes. We’ll liaise with your mortgage provider to obtain a redemption figure and ensure your mortgage is cleared on completion.
What happens on completion day?
Once the buyer’s funds are received, we’ll complete the sale, pay off any mortgage, settle fees, and transfer the balance to you. You’ll hand over the keys via your estate agent.
How much will the legal fees be?
We offer clear, upfront pricing with no hidden costs. Fees vary depending on the type and value of the property — contact us for a tailored quote.
What if I’m purchasing a property as well?
We regularly act for clients who are selling and buying simultaneously. We’ll coordinate both transactions to make the process as smooth as possible.
Who sets the completion date?
The completion date is set by your solicitor, the otherside solicitor, as well as the bank, and the purchase & seller. All 5 parties must be involved in the process. We recommend that only when the time is close to signing the contract that you begin to discuss or think about the completion date.
