County Armagh Farmland Prices Rise Again
It looks like County Armagh will again retain the crown for the most expensive agricultural land prices on the island of Ireland after a recent report by the Irish Famer’s Journal (IFJ). This will yet again, be another year, where land in the county is high in demand, and low in supply - factors that all have an impact on the price of what full-time and part-time farmers are paying.
According to the IFJ report, the average price for an acre of land in County Armagh is £22,833, up nearly 13% on a year-to-year basis. This represents the highest average across both Northern Ireland and the Republic of Ireland. County Down was the second highest in Northern Ireland, costing on average £19,109 an acre, with Fermanagh being the cheapest on average, however it represented the biggest percentage change at 17%.
Recent deals amongst land owners and buyers shows however that some farmland has actually sold for as much as £35,000 an acre according to local estate agents in 2026, showing that land in County Armagh is set to continue to increase.
So what does this mean? Farmers who own large and medium farm holdings will see their assets continue to rise, and with recent changes to Inheritance Tax measures and the Agricultural Relief system, it is now more important than ever for farmers to start to plan for their future earlier.
